    Real Estate Agents

    Real estate agents will give you a market opinion on the value of your home from experience in the market place. They can also advise on ways in which you can increase the appeal of your home to the market place to increase its potential sale price. Some of these ideas will be quick and economical to carry out but can make the world of difference to a sale.

    Architects and Designers

    Architects and Designers can help you to design your renovations, extensions or new homes. Draftsmen and designers will generally become involved in the design stage while architects provide design and supervision of the entire project.

    When choosing a professional to assist you with design, interview two or more and choose someone who will listen to your ideas and design something that suits your needs and lifestyle as instructed by you. It is an idea to ask around amongst friends and colleagues for recommendations.

    If you are wishing to lease a property or to lease your own property for a period, it is beneficial to obtain advice from a professional property manager.     Home Warranty Insurance

    At the end of your extension or renovation, if you are intending to sell your property, you must also provide Home Warranty insurance. This is a requirement if the property is sold within seven years of completion of works. Before the cover is issued by the prospective insurance company , an inspection is required by an independent building inspector.

    Many householders need a survey of their property. Contracts of sale require an updated survey as do Councils before they will issue certificates for inclusion in the contract.

    At other times householders need boundaries clearly identified, the position of structures on the site noted correctly etc. For all these tasks you will need the services of a professional surveyor.

    Conveyancers provide a specialist service to those buying or selling or property. These specialists can advise on all aspects of the contract and conveyancing work for residential and commercial properties.

    Valuers

    From time to time you may need to obtain independent valuation of your home, for a lending body, for sale purposes etc. Independent valuers look at the relative value of your home compared with recent sales of similar properties in the area and in the light of the condition and style of the home and the accommodation and features offered.
