Ask around amongst friends and colleagues for reliable builders and obtain quotations from two or more of them. These quotations should be free of charge and clearly set out in writing.
Carefully plan the design not only of major structures but of positions for plumbing and all electrical work. It is expensive to add such outlets at a later date. It is a good idea to mark lights and powerpoints on the plan and note where you want them to be switched from.
You will need architectural plans for builders and council and here you can choose from architects, designers and draftsmen. Choose someone who will listen to what you want, ask around for recommendations. Make sure you obtain a quotation for the plans before agreeing to go ahead. When looking at design ensure you take into account traffic flow and future needs as the family grows.
Many people are too busy or unwilling to organise and oversee such projects themselves and co-ordinators for a small cost can ensure the smooth running of your project, offer advice on all necessary decisions and ensure completion on time and to budget.
Ensure all costs are covered in the contract, as well as the margin that will be charged on any extras that arise. It is generally thought that 10% contingency should be allowed in budgeting for extras which can arise during a project. If you employ a co-ordinator they will keep a watch on these for you. Some people like to include clauses in the contract relating to completion times.
Make sure the builder takes out the necessary insurance prior to the commencement of the works to protect you against problems that may arise in the future. The builder is responsible for the cost of this insurance. You should be given a copy of the insurance certificate. It is also possible to take out insurance to protect you if the builder is unable to complete the work. Most insurance companies need to be notified if you are undertaking significant constructions and especially if you are moving out for any period.
